BTW- ear on the ground from some agent friends, off-shore owners may be net sellers. Lost of them have listed and sold. Maybe the high prices + high CAD were too tempting...or maybe the tax/strata- fix and repair daily was too much.
In any case this would seem to against the urban myth prevalent now.

Which defies logic, unless these are sharply priced properties and are causing bidding wars. I could show you just as many sales that went for well under ask.

BTW Chad- you forgot to mention the part from Larry's post, where he says exceptional (ten out of ten rating) properties are getting bids
The market smells weak and worried to me, nevertheless nice properties which are well priced are getting a bid. What else would you expect with such low rates and an economy which is still not in a major recession.
Chad- a house sold in West Van for $ 1.3 Million under asking and an apartment first listed for $699K went for $502K after 109 days, another house listed at $1199K went for $1030.
