Attached = Condos and such

Inventory/sold last 31 days and I did the MOI to save Makaya the trouble :)

Coquitlam = 532/72 = 7.4

Maple Ridge 278/25 = 11.2

N. Van 478/75 = 6.3 (2 X the SFH MOI)

Richmond 1226/130 = 9.4

Surrey 1485/152 = 9.7

New West 137/15 = 9.1

Burnaby 956/132 = 7.2

Nothing bullish in these numbers...

  1. BTW- the budget shows again how hopelessly addicted our governments are to short-term rushes, future be damned.

the $10K first time buyers enticement (which i have to analyze properly) is going to get more young couples into housing at all time highs, with all time low interest rates and on the cusp of a slow down.

When will these stupid politicians realize that the way to make housing more affordable is NOT to boost lending to most vulnerable with these gimmicks (and the whole CMHC circus). All that does is drive prices higher.

If you want to do something, enact legislation that penalizes speculation. Heck you can even get CMHC insurance for investment property, how does that help increase home ownership?

We are governed by fools and we deserve it!

    1. Come writers and critics
      Who prophesize with your pen
      And keep your eyes wide
      The chance won't come again
      And don't speak too soon
For the wheel's still in spin
      And there's no tellin' who
      That it's namin'.
      For the loser now
      Will be later to win
For the times they are a-changin'.

      Come senators, congressmen
      Please heed the call
      Don't stand in the doorway
      Don't block up the hall
      For he that gets hurt
Will be he who has stalled
      There's a battle outside ragin'.
      It'll soon shake your windows
      And rattle your walls
For the times they are a-changin'.

  2. "to save Makaya the trouble" lol ;)

  3. Today, one of my goodfriend, University educated with a Master degree in Business, posted the following message: "I need a good mortgage person in Vancouver. Please recommend someone to me. Thx!"

I took the time to provide a long response, but I already know it's pointless. I just can't believe it!

    1. Get your mortgage broker's license. If you have the stamina, become a part-time realtor too. And hold down your full-time day job. Seriously, I'm not joking.

    2. "http://whispersfromtheedgeoftherainforest.blogspot.com/2012/02/anyone-spare-job.html"

      I'll keep my job...

    3. Yeah when I read this article I was like what the heck is going on? But then I realised, that there are even more signs of trends. If you check this Are Realtors Responsible for the Crisis? you will see that the realtors just start to defend themselves. This is so strange because they used to be so overconfident in the past three years. I don´t know but I feel the end of speculative housing market are almost done.

  4. This is how crazy Vancouver has become. These guys have given up building to sell and still want $2.1 M

    1. Thanks anon... I've reposted it on the other Vancouver bear blogs. Very interesting indeed!

    2. That craiglist guy has 4 licenses to boot.

Aaaah, even if you garner 2 licenses, you cannot solve my constipation. But he can.
